Failed Seals
Each pane is actually two pieces of glass sealed with gas between them. Over time the seal around the pane fails due to many different conditions, resulting in loss of gas and allows moisture to enter and be trapped between the panes. This makes them look soiled all the time, no matter how you try to clean them.
This is very common, almost every home has at least one failed seal. Best method of cleaning them, is to replace them. Once the seal is broken, there is no way to repair or clean them.
Hard Water Stains
Hard water stains are white blotches that are usually found on the lower half of the window. Some causes are from watering plants too close to the window or spraying the screens while still attached on the window. With time and regular cleaning, it should reduce some of the staining and prevent further stains.
Scratched and Flawed Glass
Be advised that a professional window cleaning may reveal pre-existing scratches or flaws that may have not been noticed before. Pre-existing scratches/flaws will stand out especially on freshly cleaned windows.
